I personally have used this part time real estate investing cash flow system since 2006 and it has worked through ALL market cycles. It’s extremely easy to understand and set up but requires some effort and hard work, naturally.
Wholesaling off-market property deals
How I define wholesaling properties: You attract a motivated seller from multiple proven methods, you pay cash and take title in an LLC, you quickly flip to cash investor-buyer that is aprt of your email list or Investor list. If you have no buyers, you placed and and canvass to get them into your database so when you get deals you simply let them know about it through a private posting or broadcast.
Here are my net profit (pre-tax profits) only from this side business since 2005! As you can see, there are a few years where I did nothing, but most years I have been able to run this business on the side for about 10 hours a week and make almost six figures profit, and some years well over $100,000. This business is so simple and local, that is should be a no-brainer.
